What makes some D1 colleges difficult to get accepted into?

Hey, y'all! I'm currently in the early stages of selecting colleges I want to apply to, and I've been checking out a bunch of Division I colleges. Some of them seem incredibly tough to get into. Like, seriously competitive. So, I'm just wondering, what factors make these colleges so hard to get into? Are there certain requirements or expectations I should be aware of?
